Civitas of Cape Coral is a 96-unit affordable and workforce multifamily community situated on 4.65 acres, located in Cape Coral, Lee County, Florida, consisting of three 3-story residential buildings utilizing concrete construction along with other features that will meet NGBS Green Building certification standards. All 96 units will be set aside for residents earning 80% or less of the area median income (“AMI”), with 23 for tenants earning 30% AMI or below, 45 units for tenants earning 60% AMI or below, and 28 units for tenants earning 80% AMI or below; a weighted average for the overall community of 58.60% AMI.
The community’s unit mix is comprised of (9) one-bedroom, (57) two-bedroom, and (30) three-bedroom units. Residents of the community will enjoy amenities including a 6,100 square foot clubhouse featuring a fitness center, business center, and a swimming pool. Free resident programs offered at Civitas will include an Employment Assistance Program and Financial Management Program.
Civitas, the Latin term for ‘community,’ is Cape Coral’s first affordable housing (60% AMI or below) development designated to families in over 20 years, the City’s first community with dedicated workforce housing units (80% AMI), and the result of a public-private partnership between the Lee County Housing Authority, ReVital Development Group, and Birdsong Housing Partners.
